I am active duty Navy and have used my own VA home loan benefit twice. I can help you plan a move around your report date, even from across the country.

PCS support

Built around your timeline

Whether you are reporting to Naval Support Activity Panama City, Tyndall Air Force Base, or elsewhere in the area, the plan starts with your dates.

  • Timeline planning

We work backward from your report date to set a realistic search, offer, and closing schedule.

  • Remote buying

Live video tours, detailed notes, and e-signatures when you cannot be here in person.

  • Area orientation

Where neighborhoods sit, typical drive routes, and what each area offers, so you can narrow the search.

  • Buy, rent, or both

An honest look at whether buying makes sense for your tour length and plans.

  • Selling when you leave

If you own here and receive new orders, I can help you sell or prepare to rent.

  • Trusted referrals

Introductions to lenders, inspectors, and insurance agents. You always choose who you work with.

VA loan overview

How a VA-loan purchase typically unfolds

A high-level outline only. Your lender explains the details that apply to you.

  1. 01

    Talk with a lender

Choose a lender experienced with VA loans. They review your situation and can help you request your Certificate of Eligibility.

  2. 02

    Get pre-approved

Your lender reviews your finances and sets a pre-approval amount, so we search with a clear budget.

  3. 03

    Search and make an offer

We find the right home and write an offer that reflects your financing and timeline.

  4. 04

    Inspection and VA appraisal

You arrange your own inspection; the lender orders the VA appraisal, which has its own requirements.

  5. 05

    Underwriting

The lender completes approval. I keep the other parties on schedule.

  6. 06

    Closing

You sign, often remotely if needed, and receive the keys.

Eligibility, entitlement, fees, and loan terms are determined by VA and your lender. I do not provide lending advice. Learn more at va.gov.

FAQ

Common questions

Can I buy before I arrive?

Often, yes. Many buyers tour by video and close remotely. We will plan around your report date and what your lender and title company require.

Do I have to use a VA loan?

No. A VA loan is one option. Your lender can compare it with other loan types for your situation.

Do you only work with military clients?

No. I work with every buyer and seller. My military experience is simply part of how I serve people moving on a deadline.
