Orders rarely arrive on a convenient schedule. Having moved on orders myself, I know how much easier a sale goes when the plan starts early. This is the general timeline I walk clients through. Your dates will depend on your orders, your market, and your home.
As soon as you know a move is coming
- Talk with a listing agent about timing, pricing, and whether you will sell before or after you leave.
- Decide whether renting the home is worth comparing with selling, and talk to a tax professional if so.
- Start gathering documents: your mortgage statement, HOA details, warranties, and any permits for past work.
Six to eight weeks before you list
- Walk the home with your agent and make a short list of repairs and touch-ups worth doing.
- Schedule anything that takes time: roof or HVAC service, painting, landscaping.
- If you will be gone before closing, ask the title company about remote or mail-away signing.
Two to four weeks before you list
- Declutter and pack what you can. Your move may help here.
- Book professional photography and video.
- Confirm a plan for showings, lockbox access, and who checks on the home once you leave.
Listed through closing
- Review offers with your agent, including terms and timing, not just price.
- Plan around inspections, the appraisal, and repair negotiations.
- Keep utilities on and insurance active until closing.
If you are already gone
Many sales close with the seller in another state. A clear plan for access, maintenance, and communication keeps the process steady from a distance.
If you have orders or expect them, book a VA / military consultation and we can map out a timeline around your report date.
